Goodman and Alpha Industrial will develop a 26.900 sqm distribution and processing centre in Wrocław for TJX  Europe, the off-price retailer that sells designer clothing and homeware accessories for up to 60% less in stores across Poland. The warehouse has been pre-let on a ten-year fixed term agreement. Construction commenced in April 2011 and delivery of the completed distribution and processing centre to TJX Europe is scheduled for November 2011, with an expected completion value of over PLN 80 million (€21 million). SBH, property and construction consultants, will support TJX Europe with the new development.

“The warehouse for TJX Europe is our second development in Wrocław,” said Błażej Ciesielczak, Country Manager for Poland. “Due to the rapidly expanding transport infrastructure and increasing number of industries, including electronics, chemicals, food, pharmaceuticals, cosmetics and automotive, Wrocław has become an excellent location for companies involved in domestic and international distribution.”

“We believe Wrocław is a location with exceptional potential and that is why we have acquired an additional four hectares of land which is suitable for the development of a further 19.000 sqm of logistics space,” he said.

After realising a 27,000 sqm state-of-the-art distribution and processing centre for TJX Europe in Bergheim, Germany, Cologne-based Alpha Industrial strengthens its partnership with the leading off-price fashion and homeware retailer.

“Our relationship with TJX Europe started in 2009 and is characterised by mutual trust,” said Jörg Schröder, Managing Partner of Alpha Industrial. “While both companies have created a valuable partnership based on the great success in Bergheim we are thrilled to realise a second environmentally friendly built-to-suit facility for one of the world’s leading retail companies by entering the Polish real estate market in cooperation with Goodman, who provide long-standing experience in Poland.”

Under the ten-year agreement, TJX Europe will lease the 25.500 sqm warehouse and 1.400 sqm office space. The new facility will be built in the northeast section of Wrocław, near the 25,695 sqm warehouse that Goodman developed for Whirlpool in 2008.
